The Business.

Better-built homes for renters, run by people who actually care about long-term tenancies; and capital — for builders, savers, small businesses — structured around fair terms instead of standard ones.

Four companies, one thesis. Where MiNC was about acquiring and selling residential property at the right moments in the cycle, the current businesses are about something quieter and slower: re-engineering the rental experience for the tenant, and re-engineering capital allocation for the saver and the small business.

The shared instinct is that the standard products in housing and finance are mispriced for the people who actually use them — and that, with a long enough time horizon, you can do better while making more.

Four companies, one working thesis.

PRS Invest acquires the buildings. Gridizen runs them. The Ethical Crowd structures the money. MiNC Property remains the holding context and the long view on the market.

Developments designed for renters, not for resale.

PRS Invest acquires sites and schemes built specifically for the private rented sector. Where housebuilders optimise around the sale moment, PRS Invest optimises around the second, third and fifth year of a tenancy.

The model emphasises community-focused living rather than the typical approach in which "the commercial focus of a development is simply on the housebuilders selling their units to whoever can afford them."
